Leaks on terraced and elevated pools

Many Hout Bay homes are on slopes, and pools are built on terraces or held up by retaining walls. When a pool on a slope leaks, the water follows gravity. Owners often first notice damp or staining on a wall below the pool, wet steps, or water seeping out where it should not. Left alone, that water can weaken the retaining structure.

Repairing the wall without finding the leak does not stop it. The contractor needs to find whether the water is leaving through the shell, a fitting, or the pipes that run down to the pump room. Our Hout Bay pool page describes the local conditions.

Wind and evaporation

The south-easter can be strong in Hout Bay in summer, and wind raises evaporation sharply. It is easy to mistake a windy week for a leak, or to dismiss a leak as wind. A bucket test, placed on the pool step so it sees the same sun and wind, settles the question.

Salt air in the pump room

Near the beach and harbour, salt air corrodes metal clamps, valve parts and pump fittings. A pump room leak may be a corroded part rather than a failed pipe. The contractor will check the pump room as well as the pool.

  • Bucket test on the step, over a few days.
  • Dye test at fittings and along any wall cracks.
  • Pressure test of lines down the slope.
  • Pump room inspection for corrosion and drips.

What moves the quote, and next steps

Access on steep sites, the length of pipe runs to the pump room, and whether a retaining wall needs assessing all affect the quote. We do not publish prices. Send your details, with photos of any damp walls, and we pass them to an independent contractor who covers Hout Bay. See pool leak detection for how testing works, and our guide to the signs your pool is leaking.

Frequently asked questions

There is damp on the wall below my Hout Bay pool. What should I do?

Have the pool tested for leaks before repairing the wall. The damp may be water leaving the pool.

Is my pool leaking or is it the wind?

Run a bucket test on the pool step for a few days. If the pool drops faster than the bucket, there is a leak.

Does the contractor need access to the area below the pool?

Often, yes. Tell them how to reach walls, decks and the pump room when you arrange the visit.
